What is your minimum lease term?
We have a standard 12 month lease with possible options for a 6 month lease depending on the situation.
Do you offer assisted living options?
Hope Woods is an independent living community—no medical or assisted living features are offered here. However, if it becomes necessary at any time for our residents to receive additional help, they are welcome to bring in an outside home health care agency to facilitate that need. We are happy to allow any self-contracted assistance to help you stay independent for as long as possible. If the time came when you could no longer live independently and needed to terminate your lease, we would simply require a statement in writing from your doctor and a 30 day written notice to vacate.
Do you allow pets?
Hope Woods is a pet friendly community, allowing small dogs and cats under 20lbs. There is a $300 one time pet deposit with no additional monthly fee.
Is there a “buy-in” fee?
Most assisted living facilities require a large payment upfront, otherwise known as a “buy-in” fee. As an independent living community, Hope Woods has a standard $500 security deposit—that’s it!
What utilities are included in the monthly rental fee?
Your monthly rent includes water, sewer and garbage costs. In addition to the monthly rent you will have a Consumer’s Energy bill for gas heat and electricity averaging $50-$70 monthly. Telephone and cable television are also additional costs to your monthly rent—the average cost should be similar to what you already pay as the cost would be based on the service package of your choice.
Am I allowed to have visitors?
Absolutely! Hope Woods is your home and visitors are always welcome! Your Rules and Regulations packet will cover this in more detail. Small children require supervision and overnight or extended guests are limited to 2 weeks.
Is there 24 hour staff at Hope Woods?
We offer 24 hour maintenance services for emergencies; however, we do not have site staff available 24 hours. For medical emergencies, your apartment is equipped with emergency pull cords which are monitored 24/7. Pulling your cord brings the same response team as calling 911. Also, your apartment is equipped with monitored smoke detectors for peace of mind.
Why are there 2 different rental rates for each size apartment?
At Hope Woods we offer conventional rates (no income maximum to qualify) and a limited number of LIHTC rates (maximum allowable income per family size). Please contact a member of our management team for more detailed information!
